Physical Description

  • 10,000 square foot three story red brick commercial building.
  • The first floor is commercial storefront space with original display shelves. The upper floors are flats without division or alteration.

Current Condition

  • Original elements remain on the exterior and interior of the building in fair condition. The exterior retains the original cast iron storefront columns, recessed entrance, and arch top sash windows. An elegant curving staircase provides access to all the floors.
  • The roof has deteriorated - some soft spots in the front and some collapse in the rear portion. The center of the building is fairly solid. A contractor estimated somewhere between $50k to $100k for masonry repairs and roof repair. courtesy Mike Puma

History

  • J. Gerlach likely constructed it in the late 1860s. The Gerlach family members first appear at the address in 1868.
  • It was most recently a print shop for Ernst Landes. His partner, Donald Kroger, took ownership of the building in 1956 and he later sold it to the current owners in 1984. courtesy Mike Puma

Recent Events and Actions Taken

  • April 2013 - The building is being dragged into housing court in an attempt to force demolition. The owners are willing to give the building away for FREE to anyone who wants it and plans to rehabilitate it.
  • 2014-2017 - Building now listed at $99,000
  • March 7, 2017 - Demolished. Turned into a vacant lot despite interest in the building and a lack of a replacement plan. A demo permit was granted Feb 28th. As the building never came before the Preservation Board, it was likely an emergency demo permit, often used to sidestep the preservation process.
