878 Elmwood Avenue, Buffalo NY 14222

Owner

  • Ellicott Development, dba 2785 Group LLC
  • Ellicott Development also owns the adjoining vacant lot at 880 Elmwood Avenue.
  • 878 Elmwood is across the street from Ellicott's new build at 905 Elmwood.
  • In March 2019, Ellicott Development demolished 619 and 621 West Delavan Avenue, showing plans for building townhouses. The resulting vacant lot is currently (June 2020) a gravel lot used for parking, an unpermitted purpose under the Green Code. Parking lots have been denied by the Zoning Board of Appeals at several locations near Elmwood Avenue.

Action Plan

  • Call Delaware District Councilmember Joel Feroleto at 851-5155 or email him at jferoleto@city-buffalo.com. Talking points:
    1. This house is a contributing structure to the National Register Historic District and has been determined to be historically significant.
    2. There is no approved site plan for what would be built in its place as required by the Green Code.
    3. Ellicott demolished two houses March 2019 on West Delavan (619 & 621) and has been using that land for parking. They never followed through on what was supposed to be built. They should have to complete that project before any further approvals are given for anything.

Physical Description

  • 2 1/2 story frame house with large turret at front corner.

Current Condition

  • Vacant.
